One system, from the gate to the general ledger
Six things every long-term park does daily, and how Reserva does them. Nothing on this page is a mock feature: each panel below is the actual screen, rebuilt in the site with the product's own design system, showing the kind of data it handles at a working Texas resort.
A site at Hidden Lake
The pool at Hidden Lake
Hidden Lake RV Resort · Pinehurst, TXThe rack
One calendar, one night to one year
A rack that shows the whole park at once — nightly, weekly, monthly and annual on the same board, with site moves, splits and holds visible rather than hidden in a note.
Monthly and annual guests live on the same board as tonight's arrivals, so "can I fit a nightly in FHU-18 before the hold on the 25th?" is answered by looking, not by cross-checking a spreadsheet against a second system.
Billing
Monthly rent that bills itself
Rent raised on each stay's own anchor day, autopay, late fees, and an A/R aging view that tells you who is actually behind — across the whole park, not one folio at a time.
Billed-through and paid-through are two different facts, and Reserva tracks both. A guest billed to September but paid to July shows up as exactly what they are: two periods behind — not as a reassuring green row.

Metered utilities
Read it once, bill it right
Read the meter on a phone, and the charge prices itself at the park's rate and advances the site meter in the same transaction — so the next reading measures from the right number and nobody gets billed twice.
The charge and the meter advance are one transaction: if one fails, neither happens. That single property is what stops the same kilowatt-hours from ever being billed two months in a row.
- Charge posted to the folio at the park's rate
- Site meter advanced to 41,080 in the same transaction
- September's reading starts from the right number
Staff operations
The staff side nobody else has
Timeclock with overtime, work orders, projects, SOPs, incident reports, training records and time off — for the people who actually run the property, not just the people who book it.
Bookings tell you what should happen. Work orders, inspections and the timeclock tell you what actually did — and in Reserva both live in the same system, attached to the same sites and the same people.

Mobile staff app
The front desk fits in a pocket
A real mobile app for your staff: check in, take payment, add a charge, apply a discount or a deposit, read a meter, close a work order — from the site, not from the office.
Everything the desk can do, the golf cart can do. The person standing at FHU-16 with the guest is the person with the folio in their hand.

Guest portal
Guests serve themselves
A guest portal for statements and payments, online applications that land in one queue, and a form builder that replaces the third-party form service you are paying for.
The guest sees the same folio your desk sees — same numbers, same math — pays it online, and the application from the next guest lands in a queue instead of your inbox.

Bring a month of your real bookings and rent roll. If it does not handle them better than what you are on now, that is a useful answer too.
